TOBY (The Outstanding Building of the Year) Award is the most prestigious and
comprehensive program of its kind in the commercial real estate industry. All facets of
the building’s operations are thoroughly evaluated during the judging process, including
tenant relations programs, community involvement, emergency preparedness and
security standards, and continuing education for building personnel. Floor plans and
photographs round out the portfolio, providing an extensive examination of the building
by the judges.

The competition consists of three levels of judging. The first level is conducted by the
local BOMA association: winning entries then advance to the Regional level; and finally,
Regional winners advance to the International level.

Regional winners are announced each April and then advance to the International
level. International winners will be announced by BOMA International to conclude their 2026 International Conference and EXPO.
